Uzbekistan’s residential real estate market strengthens its position

Tashkent, Uzbekistan (UzDaily.com) — Tashkent and the capital region continue to dominate the market, though significant growth is also observed in other regions.

Despite some fluctuations in secondary housing prices, an overall annual increase of more than 6% points to positive trends in this segment.

The Center for Economic Research and Reforms presented its regular analysis of the residential real estate market.

In November, the real estate market continued to maintain a positive trend. Sales reached 21,900 transactions, surpassing the October level by 2.5%.

At the same time, year-on-year activity showed a growth of 0.8%.
Regional Analysis

The growth in real estate sales in November demonstrates positive trends across various regions of Uzbekistan, especially in Khorezm and Bukhara regions, with increases of 15.6% and 8.4%, respectively.

Tashkent, as the capital and largest city, accounts for approximately 30% of the total real estate market, with a monthly growth in activity of 9.3%.
Analysis of the Secondary Real Estate Market

Over the month, prices for secondary housing nationwide remained almost unchanged, with a slight increase of 0.3%, while compared to the previous year, prices rose by 6.2%.
Over the year, significant price increases were noted in the Surkhandarya region (18.1%), Bukhara (11.9%), and Kashkadarya (10.2%) regions.
The most affordable secondary housing remains in the Republic of Karakalpakstan, where the average cost per square meter is $333.

In Tashkent, the average cost of secondary housing increased by just 0.2% over the month, reaching slightly more than $1,100 per square meter.

Among the capital’s districts, the most noticeable price increases were recorded in the Bektemir district (4.4%), Yashnabad (2.4%), and Shaykhontohur (2.2%) districts.

Overall, the average cost of secondary housing per square meter increased by 6.2% across the country, while in Tashkent, prices saw a moderate decrease of 1.5%.
Rental Market Analysis

In November, the rental market in Tashkent showed signs of stagnation. On average, rent per square meter amounted to $8.3, which is consistent with June’s level.
High rental prices persist in central areas of the capital, such as Mirabad, Shaykhontohur, and Yukasaray, where rents average $10-11 per square meter.
However, compared to last year, the average rental price in Tashkent decreased by 10.7%. The most significant price reductions over the year were recorded in the Uchtepa district (14.5%), Yashnabad (14.3%), and Yunusabad (13.8%) districts.
