Rental prices in Tashkent declining: How much do apartments cost now?

Tashkent, Uzbekistan (UzDaily.com) — Experts from the Institute for Macroeconomic and Regional Studies (IMRS) under the Cabinet of Ministers of the Republic of Uzbekistan have analyzed rental price trends in Tashkent for January 2024.
According to the study, during this period, the average rent for apartments with standard renovations decreased by 0.1% compared to December, while fully renovated housing became 0.3% cheaper.
In the segment of apartments with standard renovations, rental rates for one- and two-bedroom apartments declined by 0.3% and 0.4%, respectively. At the same time, the rent for three-bedroom apartments increased by 0.1%, while four-bedroom apartments saw a rise of 0.3%.
Among the districts with the most affordable rental prices for standard renovated housing, Sergeli stands out. Here, the average rent is US$297 for a one-bedroom apartment, US$355 for a two-bedroom, US$415 for a three-bedroom, and US$419 for a four-bedroom apartment. In the Almazar district, rental rates are slightly lower: a one-bedroom apartment costs US$293, a two-bedroom US$352, a three-bedroom US$419, and a four-bedroom US$493.
The highest rental prices for apartments with standard renovations were recorded in the Mirabad district, where a one-bedroom apartment costs US$344, a two-bedroom US$512, a three-bedroom US$643, and a four-bedroom US$705. Rental rates in Yakkasaray are even higher: US$383 for a one-bedroom, US$487 for a two-bedroom, US$677 for a three-bedroom, and US$722 for a four-bedroom apartment.
As for fully renovated housing, rental rates for one- and three-bedroom apartments decreased by 0.5% in January 2024, while two-bedroom apartments saw a 0.7% decline. In contrast, rental prices for four-bedroom apartments increased by 0.5%.
The most affordable rental prices for fully renovated apartments were recorded in Sergeli. Here, renting a one-bedroom apartment costs US$321, a two-bedroom US$417, a three-bedroom US$513, and a four-bedroom US$641. Prices in the Uchtepa district are higher: a one-bedroom apartment costs US$386, a two-bedroom US$450, a three-bedroom US$534, and a four-bedroom US$624.
The highest rental prices for fully renovated apartments were observed in the Mirabad district, where a one-bedroom apartment costs US$485, a two-bedroom US$731, a three-bedroom US$1,027, and a four-bedroom US$1,328. Prices in the Shaykhontohur district are even steeper: US$521 for a one-bedroom, US$732 for a two-bedroom, US$1,093 for a three-bedroom, and US$1,381 for a four-bedroom apartment.
The study was conducted based on data obtained through web scraping from publicly available sources on the olx.uz platform. The analysis included information from 35,300 listings in December 2024 and 35,700 listings in January 2025. To ensure a more accurate picture of rental price trends in Tashkent, the final data processing excluded the lowest 5% and highest 5% of prices in each period.
