Tashkent, Uzbekistan (UzDaily.com) -- A press conference was held on 29 August, where representatives of construction companies Murad Buildings and Özgüven presented a detailed architectural plan of the facility, talked about the new details of building construction, the unique advantages of the first skyscraper and the start of sales of luxury housing.
During the presentation, the official name of the country’s first skyscraper was announced - “NEST ONE”, which follows from the chosen concept of the project “sky for all”. The name "NEST ONE" also embodies comfort and a reliable "nest" for its residents and their guests. In addition to offices, restaurants, sports areas and other public spaces in the future skyscraper designed 746 luxury apartments. On the lower floors there is parking for cars. Real estate sales in the tallest and most versatile building in Uzbekistan will start on 14 September 2019.
The future skyscraper will consist of 51 floors, rise 266.5 meters and have all the amenities necessary for a comfortable life. The initial design of the building provided for a height of 215 meters, however, after analyzing the soil and a series of simulations conducted in Germany and Turkey, the height was increased to 266.5 meters, which is 51.5 meters higher than stated at the previous meeting with the press. In clear weather, from the upper floors of NEST ONE, a view of the city with a radius of about 100 km will open. According to preliminary estimates, the completion of the construction of the skyscraper and the arrangement of residential, business and public areas is scheduled for December 2021.
Murad Nazarov - founder and head of Murad Buildings, Ugur Ozer Ozguyven - director of the Özgüven Architecture bureau and chairman of the Özgüven board of directors Ozgur Onur Ozguyven told the invited guests about new details in the design, design and safety of the future skyscraper.
Murad Nazarov noted that “NEST ONE” will not only become the tallest building in Uzbekistan, but will also give its residents a new level of comfort thanks to thoughtful architectural solutions and infrastructure that meet all international quality standards.
“I can say with confidence that we are building a truly unique building that will have characteristics and amenities unprecedented for Uzbekistan. We all see how many houses and residential complexes are being built throughout the city. But today the consumer has become more demanding, and more and more appreciates his personal time, which he wants to spend profitably. The first of its kind project "NEST ONE" will provide such an opportunity. You probably noticed billboards with the inscription “apartments with an area of 3,000 m2” in the city and wondered what this means. These 3,000 square meters are a unique feature of NEST ONE. This area is distributed among 33 public spaces, including guest rooms, conference halls, a SPA salon, a fitness center, a cinema, children’s play areas, a pool, a lounge area, an observation deck, a left-luggage office, a library and a coworking center. All this is located on a single territory of about one and a half hectares, and will be available to all residents within the framework of a single management system,” Murad Nazarov noted.
“Today’s construction of skyscrapers in Tashkent is determined by such factors as the limited land resources in the city and the rapid development of the real estate market, where people began to understand the advantages of the upper floors. And if earlier clients willingly bought apartments on 1-2-3 floors, now preference is given to the upper floors, where the horizon is visible, more space and cleaner air,” he said.
According to developers, high-rise buildings are often one of the safest among urban types of buildings, since they are under strict control at all stages: from soil study, design, and ending with construction and operation. Throughout the world, every year, skyscrapers grow taller, build faster and become more stable to withstand atmospheric vibrations and earthquakes. When designing the NEST ONE building, all possible risks in the conditions of Tashkent were taken into account. The skyscraper has excellent reliability indicators in all respects.
7 days a week, 24 hours a day, the building will be protected by security services and video surveillance cameras. In addition, a remote control system for the house will be installed for everyone who wants to check whether the iron has been turned off, whether other electrical appliances are working, turn on the air conditioning in advance before returning to the apartment, and much more. Negotiations are underway regarding a management company that will monitor the household, communal and technical condition of the complex.
Ugur Ozer Özgüven - the head of the group of architects who designed the NEST ONE project in the team, also shared the details:
“We designed the building in the Art Nouveau style: design and forms are designed to provide ergonomics in use and aesthetics pleasing to the eye. Even buying an apartment with the smallest area in NEST ONE, you not only become the owner of the living space, but also get access to many areas that will provide you with the comfort of a 5-star hotel. As part of the “NEST ONE”, we have allocated the entire 40th floor for zones that apartment owners can use at their discretion. For example, to enjoy the view of the evening city with family and guests, take an evening jog or have dinner at a restaurant. Residents will have practically no need to leave the house, because everything necessary for a comfortable life is already in the building,” Mr. Ozguyven summed up.
“All structural calculations for our building, as well as earthquake strength tests, have been completed,” Ozgür Onur Ozgüven, Chairman of the Board of Directors of Özgüven, added. - We conducted earthquake tests at Istanbul University, giving us confidence that the building will withstand an earthquake of up to 9 points. However, what we consider no less important is the wind. We conducted simulation wind tests of the facility in Germany. Wind flows on each floor of the building were designed on simulators. As a result of these tests, the facade system of our building was calculated in detail. Also, we paid special attention to the fire resistance of the skyscraper. According to the general fire safety rules, the first thing to do is to ensure the safe evacuation of people, and then start the fire fighting. In our system, all this works together. First of all, escape routes are protected from smoke - one of the biggest problems in a fire. At the same time, thanks to the solutions of the ventilation system, the fires in the building are controlled using the built-in intelligent system. Simply put, we are preparing a very advanced infrastructure and are paying attention to all control and security systems in our building.”
For the powerful foundation of the building, the unique Barret system will be applied, which, like many other things in this project, is used for the first time in Uzbekistan. Despite the fact that this system is more expensive, it is also more durable compared to its counterparts.
Especially to provide the future skyscraper with a special brand of concrete, a concrete plant is being built on the outskirts of Tashkent, where US$4 million was invested. It was decided to use brand 800 concrete. The constructed plant will supply concrete exclusively to the NEST ONE project.
