Mortgage loans in Uzbekistan increased by 1.2% in 2024, reaching 17.1 trillion soums

Tashkent, Uzbekistan (UzDaily.com) — The volume of mortgage loans issued in Uzbekistan reached 17.1 trillion soums in 2024, showing a slight increase of 1.2% compared to 2023, according to the Central Bank of Uzbekistan.

By the end of 2024, the total balance of mortgage loans had reached 67.7 trillion soums, rising by 9.5 trillion soums over the year. The number of borrowers decreased by 16%, from 68.3 thousand to 58.8 thousand. Meanwhile, the average mortgage loan size increased by 17.8%, exceeding 290 million soums.

Of the total amount of loans issued in 2024, 5.98 trillion soums came from banks, 1.57 trillion soums from the "Mortgage Refinancing Company" JSC, and 9.54 trillion soums were allocated by the Ministry of Economy and Finance of Uzbekistan.

Tashkent remains the leader in mortgage lending, with 5.57 trillion soums issued over the year, which is an 11.4% increase compared to the previous year. As a result, the capital accounted for about one-third of all mortgage loans.

The second-largest volume of mortgage loans was issued in the Fergana region, with 1.386 trillion soums, followed by Samarkand region (1.382 trillion soums), Andijan region (1.25 trillion soums), and Navoi region (1.03 trillion soums).

On the primary real estate market, 66% of all mortgage loans were issued (10.45 trillion soums), while 6.65 trillion soums, or 34%, were allocated for the purchase of secondary market housing.

According to the Central Bank, 63% of borrowers are men, amounting to over 36.83 thousand people. The majority of loans (68%) were issued to individuals aged 31 to 50, 22% to young people under 30, and 10% to people over 50.
