How activity in the real estate market changed in the first half of 2022 - CERR analysis

Tashkent, Uzbekistan (UzDaily.com) -- The Center for Economic Research and Reforms (CERR) analyzed the situation on the real estate market for the first half of 2022.

Based on the results of the analysis, the following was established: in the first half of 2022, the number of registered real estate purchase and sale transactions in Uzbekistan amounted to 126 thousand contracts, which is 6% more compared to the same period in 2021 (119 thousand).

In terms of regions, the highest growth rates for 6 months of this year. were observed in Khorezm (24%), Bukhara (22%), Surkhandarya (16%), Jizzakh (13%), Namangan (13%), Kashkadarya (12%) and Ferghana regions (11%).

At the same time, relatively low growth rates in the number of transactions in the real estate market were noted in the Tashkent region (-7%) and a slight decrease in activity was observed in Syrdarya region (-1%).

The number of real estate purchase and sale agreements concluded in the capital in the first half of 2022 slightly increased (+1%) and amounted to 37,446.

In the corresponding period of last year, 21% of real estate sales were financed by mortgage loans, and this year this figure exceeded 28%. At the same time, about 45 thousand units of new housing were commissioned in the primary market (an increase of 32%).

According to CERR calculations, the average cost of housing in the secondary market in the first half of 2022 increased by 7.1% (in the first quarter, the growth was 1% and 6% in the second quarter, respectively).

In the context of the regions, the highest growth rates of prices for residential real estate in the first half of this year were observed in Tashkent (15.6%), Navoi (15%), Surkhandarya (13.3%) and Syrdarya regions (11.5%), and in Namangan (-13.3%), Samarkand (-1.3 %) regions recorded price reductions.

Since the beginning of the year, housing prices in the secondary market of Tashkent have grown by 11.3% (an increase of 6.5% in the first quarter; 4.3% in the second quarter). At the same time, an increase in housing prices was recorded in all districts, the largest increase was observed in Mirzo-Ulugbek (18.7%), Yakkasaray (16%) and Yashnabad (14.3%) districts.
